What Retailers Would You Like to See at Landmark Gateway?

Residential units are scheduled to open in early summer 2014 at The Strata, formerly known as Landmark Gateway, with retail to follow.

You may be familiar with Landmark Gateway, a mixed-use project under construction at the corner of South Van Dorn and South Pickett streets. The residential and retail development has recently changed names and is now being marketed as The Strata.

JBGR Retail has begun marketing the retail space, looking for multiple tenants to be operational by 2015. Residential leasing is expected to begin in April 2014, with the first move-ins in early summer 2014.

The project by Mill Creek Residential includes 492 residential units and 15,000 sf of first-floor retail. There will be a mix of studio, one-bedroom, and two-bedroom units, all of which will include high-end finishes.

The project will also offer a dedicated building that is exclusively made up of upgraded units. According to Mill Creek Residential’s website, this building will be called Vivant at Strata, and the units will include “upgraded fixtures, quartz counters, custom cabinets, upgraded flooring and other luxurious finishes.”

The site also includes an underground parking garage for resident and retail parking. The first phase of the project will include 360 apartment units and all of the retail space. The building complies with the green building policy approved by City Council in 2009.

Sean Caldwell, the Mill Creek managing director who oversees this project, says that The Strata’s “‘inside the beltway’ location provides unparalleled access to key employers, shopping and entertainment districts, as well as an incredible amenities package designed to appeal to today’s renter.”

The Strata is the first of several multi-family residential buildings in the development pipeline for the West End. Currently, there are over 2,600 new units planned for the area.
